Because if you give an exclusivity agreement it means that that agent can freely disclose the address without fear of other agents in the city trying to poach that listing for themselves(Happens far too often).

Some subs work weekends now - they're basically being poached by longer term, higher paying industrial/commercial builders who have 6-9 month contracts whereas in the past most subs needed to find their own work from job to job with GCs.

I would never buy at 5.5% and assume in the future you can refi for 3%. if you do that, please get into Multifamily so I can poach your deals when you have to short sell.

I would think the other source of clients would be people working for the government who live just outside the district, though I do know with the boom in Bethesda tenants aren't paying fees right now so I would hope that owners are (hoping to poach tenants from other buildings).

Another option would be to weigh out how much the fees are vs what you could loose if someone poaches your deals.Another option would be an assignable contract that you get the sellers to sign.
