For about $6000 I can have a whole house unit that will give air to the whole house using pluming instead of ducting.

Pluming was laid, and prep is done for the cement to be pouredTheres my dad with the metal beam lolOnce the shell was up, we enclosed it and insulated the home with spray on insulation.

New electrical/pluming being installed and we visited to and found out the foundation was completely shot and that the house was starting to cave in. so we paid an extra 15K to fix it and 5K for framing. then fast forward 6 month.

The house is pretty good, new with new pluming, electricity and even the exterior was changed..

Tasks such as unit turnover ( painting, light carpentry, flooring, light pluming, etc..) and basic repairs ( running toilets, drain clogs, changing locks, installing doors, smoke detectors, etc..). 

Wilson burned Saturday, producing a smoke plume.

(Pluming, HVAC, etc.)  

I made that decision in late jan/early feb and had them get to work.As expected, "old house stuff" started happening. pluming issues, light structural stuff, as well as some mistakes by me (they were doing work in 3 different units simultaneously, instead of 1 at a time. this was fine but cost me a boatload of money and did not result in increased income from the property). 

Pluming, electrical, tile, mold remediation, and roofing I'd hire, but most cosmetic, flooring, painting, even kitchens I've done before.My questions are:1) Do private lenders lend for owner-flipped homes?
