It was originally listed at $599K, but I was able to negotiate it down to $495K.I connected with my GC, shared the pictures, and he estimates the rehab costs to be around $80-85K.

The picture makes me think of a "mini" hotel or some type of destination/STR property. 

If you want to take pictures of some of the work you did, you could save that in a Google drive as well. 

(Fix it up, take beautiful pictures and be first to hit the spring market?)

And don't skimp on pictures.

Take 100’s of pictures even if small stuff.  

Our inspection report does not even mention or show pictures of exposed wires. 

As for the other sources, I use MLS, Zillow sometime craigslist to see what else is on the market and how long it has sat and for the pictures to comp out my property.
