Hi Shilo, if you haven't would recommend doing research on recently sold properties to determine the ARV of a renovated property in those areas. 

That would determine if its your property or just the market.

That will largely help to determine the right fit in the landlord market for someone with a portfolio. 

I have heard that it is common practice that private money lenders collect a monthly fee thru various methods, I'm trying to determine what those methods are.   

They should be able to determine the COC, annualized return, estimated ARV of a BRRRR, accurate rent comps and more.
