Just to clarify-Are you simplifying the amount to $19k for this explanation (But gave him an exact figure)....or did you put $19k on your line item to him but the receipts totaled $18,308 when he added them?

Hi @Chris EhrhartThere are two prices in a negotiation, one is the offer counting multiple factors, mainly Cap rate and visible repairs when is a investment property.The other one is when you do an inspection.You listed 5 items here so I'll comment on each one:- Electric panels, this is likely to be found during inspection.

My CPA mentioned that Stessa doesn't have double entry accounting and basically told me that it will work but I'm going to spend a bunch of money every year paying him and his team to make the Stessa reports "double entry financial statements that are required to ensure every item is being captured and the balance sheet, equity & cash balances roll forward each year."

They said they would credit for the things they didnt deliver, but took credit from the task rabbit video for items I purchased separately, never replied on the work they did not do.
