Insurance premium determinations  are more localized where the carriers price perceived risks into their desire to have market exposure (if at all) and how to price that exposure. 

Investors generally want annualized returns from a combination of cash flow and equity on sale of mid-to high teens; and if they perceive this as a risky investment, they may be seeking even higher returns.

Investors sometimes fall in love with a perceived TREND, and sometimes that TREND is nothing more then a figment of the (biased) media’s imagination.  

Based on previous responses I understand now how wholesalers are perceived.

If it's your only trusted source, you'll often have massive fluctuations in your perceived ARV compared to the actual ARV.

And it really comes down to how are you perceive the risks you are taking by buying a property with the potential rewards that can come from it financially.

By targeting the right buyers and presenting the property effectively, we increased its perceived value and sold it quickly for a profit.

Anyway, the basic point is when governments aren't perceived by the international market as being substantial, currency values decline.

However I have not been a renter in over 10years,  so I wonder about how the reputation of a PM is perceived by potential tenants.
