Please optimize cabinet layout for more storage-Instead of 2 pendant lights over kitchen island, I would like 4 pendant lights over the island-I would like the home to be pre-wired for a door bell, security system, speakers, power shades, and TVs-Change the flooring to large format porcelain tile that looks like concrete-I would like floating vanities in all bathroomsYou get the point.

New backsplash, high hats & pendant lights In the kitchen.

Take what the pendants say with a grain of salt.  

If there is enough room, overhang the island countertop and add a few stools and pendant lights giving you a breakfast bar...

I have dark walnut porcelain tile floors, expresso cabinets, pendant lights, light granite counters, white walls.

Unlike our plan, he's doing a good bit of work on the other house -- opening up the kitchen, putting in can lights and pendants, putting in granite, finishing the basement, etc.

You also have pendants over the island/peninsula and under-cabinet lights for additional lighting.....and they are really inexpensive nowadays too.....

Pendants and faucet  and window over the sink are nice.

@Charlie you are right,  my damage probably very limited if I can really sign the lease with the potential pendants.

Another best practice is to make use of several types of lightning including ambient (overhead), task (pendant) and accent (table).
