You listed your experience and pedigree. 

As long as they can document 2-3 months of what they state, other than the pedigree info on the application and the photo id, I would want to make sure their liabilities are on their credit report

I would assume that you have the pedigree information on the tenant.  

Pedigree is cool, but focus on skills.

I've also seen situations where if someone wasn't wearing the right kind of expensive suit, they were deemed to be of the wrong pedigree and no one at the company would even listen to what they had to say.As someone who is financially independent now, I can afford to be myself all the time.

When you invest in a company, a person with theoretically excellent pedigree is getting paid an exorbitant amount to make sure that the company is not overleveraged, that the company has liquidity, that the company is deploying its capital appropriately, and that its operations are running smoothly. 

Figure out what your highest and best use is and talk to others who have your same pedigree.

Im hoping its pedigree as a duplex will help this process.
