It's my understanding that the Tax Claim Bureau (TCB) will record the TCB deed - you are not in control of that recording once the TCB has been paid in full.

I would take out a private loan on the paid off property to get the other one squared away

@Richard Rafferty, given the relatively small nature you are looking to take on with your first syndication, personally, I would find it hard justify the typically 20-30k+ for a paid mentor. 

I paid about $1,500 for the installation of a high-quality 4-security-camera system, which can be monitored by both the tenants (and you!)

I net about 3.5-5k a month(depending on airbnb) after all expenses including my primary residence and utilities there.I have built up a good amount of equity in the houses due to the renos I've done mostly myself and also from buying low during covid.

The 15% tax hit is a one time expense, versus 4.3% is annual interest.

do you cash flow in month 1 if your rent is $1200, and your expenses for that month are $1198? 

One client in Florissant, tiny mountain town outside of Colorado Springs, that paid $550,000 and pulled in $75k gross their first year,  so 13.5%.
