If my partner wasn’t risk adverse and unwilling to move frequently I would buy a new property every 1-1&1/2 years using this method.

If you invest into an area that has strong growth and good employment numbers it can overcome many other Cons.  

But now I think I've overcome some of my 'unknowns' and I'm getting into a groove.

Whether my brokerage would work for sellers alone or for both buyers and sellers is a technical matter, an important one to be sure, but a technical one that can be overcome.

You can overcome this by putting more down, which reduces you ROE and COC return, but if the appreciation is good enough you can make up for this with overall returns over time as rents increase and the property appreciates.

If you have massive liquidity then you might overcome that objection with the lender. 

Building more homes is the right idea, but will take years to implement and there are many issues to overcome: we don't even have the labor. 

Keep in mind, no matter how many round trips you do with entitlements you will always face some degree of adversity because there are so many variables, many of which are unknown until you start your process.

THE NEW FLORIDA SQUATTERS LAW WENT INTO EFFECT ON JULY 1, 2024 my Brother was successful with an adverse possession claim in CA.. he was not squatting he owned the property next door and the person who owned it died and I guess had no heirs.
