I'm looking for specific feedback of investors who have either renovated or built new in areas that give 10 or 15 year tax abatements and the benefits you saw to the bottom line on at least a 2 year hold but better on a 3-5 year hold.

That would be a silver lining for sure.  

I'd say 1% deals are going to be more of an appreciation play rather than a 2% deal which will undoubtably cash flow. 

But even still, 31% cash on cash isn't bad.

Other wise they would have bought it at the auction and would have told you they owned them so you would not waste your time and money bidding.. that's the other play these redemption buyers play.
