I have found my first multi-unit property that I am going to make an offer on. 

Painting, for instance- an amatuer could take their time and paint a house over the course of a couple weeks and do a great job, but a professional crew could do the entire job in a day. 

These area are offering a good balance between appreciation and decent cashflow.

So many population/job growth/companies moving and developing here - Intel headquarters, Google, FB, Amazon, Nationwide, Honda, Anduril etc.

First is the macroeconomics here are absolutely blowing up here - population growth, job growth, and SO MANY companies moving/developing here.

The vast majority of contractors won't want to give bids on properties while under contract unless they have a relationship with that person from prior jobs.

@Tayvion Payton   -  my guess is that you are still too far off the price, at least in the interim but it is always good to put in an offer, because they may come back to you down the road.
