It's much, much easier to have all of this available in one place.

Don't just find out how it's all licensed and check on any historical issues with it, no you want to meet with local board members, find out how they really feel about the place and what the cities wants and plans are for the place.

I do not know of a way to go back and put a wrap mortgage in place post closing.

Such as unplugging smoke detectors, flushing things down toilet not meant for the toilet, etc...

Once they are in the property, you run the risk of them squatting the place.

You can also make your place more trouble-free by fixing things up front that are most likely to break (new light fixtures, light bulbs, door locks, etc.).

Some are 1yr leased, month to month and most have a LTO in place.
