I’m based in the northern suburbs of Boston, so I’m looking in that area but also open to other parts of Boston/Massachusetts.

The property is in Connecticut, I live in Massachusetts and my parents are in New York.

Just like New York City, Long Island, Westchester, Northern NJ, Fairfield Connecticut and most of Massachusetts, you cannot beat the appreciation and demand for rentals when compared to OH, AL, MS, etc.As I tell everyone, learn to play the game, and you'll do fine in just about any area. 

ps - I would add some other cities to your post so they show up as keywords and maybe get some help from some local BP people around Marshfield Actually the property is in Central ma, Worcester county.

Don't see details about vesting in an entity is allowed, but looks like this bank lends in a few states: Florida, Massachusetts, New Hampshire, New York, Pennsylvania, and Vermont.

when underwriting a property a good rule of thumb would be to set aside ~5% gross income for each Cap Ex, maintenance, and vacancy. (15% total)I dont know much of the market in TX but in central MA i work with a lot of investors that are interested in acquiring multi family properties so that's mostly what i deal in.
