Get people financially educated and let them buy their own houses.

The buyers I resonated with, who I believed in as operators–those were the people I was willing to be flexible with.

This property gives me significant income, so losing it would be an extreme loss.

Meaning that if you fund a $5K EMD and then decide not to close you lose the EMD, or you pay for an inspection up front and risk missing out on the deal while you're waiting for the report.

For property owners, would selling off some of the property’s income rights (without losing ownership) make sense in certain scenarios?

I think others have given you great advice.For most people I say go to some meetup groups for a year.

People doing crazy stuff lately.

You have to buy right, know where the market is headed, know ALL of your expenses and know what your various "outs" are before you commit to a property or you will lose your shirt.  

This is getting out of hand and many of us could stand to lose a lot of money here.
