How do I pass the NMLS SAFE Mortgage Loan Originator Test?
10 January 2025 | 7 replies
I've been informed that completing the course alone may not be sufficient to pass the exam, so I’m seeking advice on how to prepare effectively once I complete it.Currently, my only other resources include a YouTube video, five practice exams, and a textbook. If you have any additional suggestions—whether online or in-person, paid or free—that could help me effectively prepare for the exam, I would greatly appreciate them.

Here are additional comments:1) Buying out of state removes any local knowledge you have from assisting in your success, including knowing areas, people and costs. - We always recommend buying your first rental locally if possible and DIY managing to learn as much as possible before investing OOS.2) Lots of crooks and incompetents in the PMC world:( They both cost you money.- As already stated, you'll have a small portfolio.

Question about ADA (no one seems to be doing it?)
14 January 2025 | 5 replies
Stairs are the only way to get in, no grab rails in the bathroom, ramps that are too steep, etc. From what I've read, all commercial businesses/buildings (including ones before the ADA was passed) have to comply with the rules, unless it would be outrageously tough to fix (like installing an elevator in an already built building). Are all these local business just not complying and taking the risk, or am I missing something?

Challenges include depreciation in market value (i.e., mobile homes often lose value over time unless they are situated on owned land) and tenant turnover. However, tax advantages include depreciation deductions, which allow you to offset rental income by writing off the property's value over time, and cost segregation, which accelerates certain deductions.
