Our DSCR product is very STR friendly and heavily lean on AirDNA data vs appraisal.  

We are leaning toward an LTR.

I care about collections, not just bodies in the building.

All this just to hopefully cashflow a few hundred $$ a month, doesn't seem worth it.Lately, I am really leaning on just investing in REIT's like Realty Income (o). as I write this Realty Income is at $57.75 paying $0.264 monthly dividend.  

Im leaning towards option 2 because option 1 will be too costly if the pipes freeze, heat exchanger of the furnace crack, etc and there's no guaranty she will pay for the repairs.

I have eagerly wanted to get into this space..I had a few calls with Sunrise that had some pretty poor answers / or lack of to my questions so was leaning toward Four Peaks since those conversations went better. 

But, I'm fairly risk averse, and do live in a heavily tenant leaning area as far as regulations and court judgements. 

Bigger Pockets can help provide most of those professionals for you and lean on them to find the home, renovate if needed, manage, etc.
