McKinney is thriving, but so are other parts of North Texas, and a broader perspective could reveal other great opportunities.Here’s what I’ve observed managing a significant number of rentals in the area:Bedrooms and Layouts:3-bed, 2-bath homes consistently attract the largest pool of tenants and have the highest occupancy rates.4-bedroom homes have grown in demand, especially with the rise of remote work, as tenants look for extra space to use as a home office.Square footage is less critical than number of beds and baths.Supply and Demand:McKinney’s growth is driving demand, but the quality of the location matters greatly.

You usually have to add structural reinforcements to the garage portion(I.e foundation hold downs) because the building occupancy change & layout changes.

Look for discounted run down properties that need renovation and change the layout during the renovation.

Similarly, homes that have unusual layouts or less traditional features often benefit from full staging, as it helps buyers envision how the space can work for them.That said, even in more budget-conscious markets, full-service staging can still provide a significant return on investment, especially if the home has been on the market for a while or if it's empty and lacks warmth.

They can't assess all the subjective data like overall layout, view from the living room window, the dogs next door that bark all day, the width of doorways, size of individual rooms, quality of kitchen cabinets and appliances, etc.The best thing to do is study your market regularly.

The layout and the bathrooms are the next consideration. 

So, instead of a 2/1 over 2/1 or a side-by-side that is exactly the same layout, look for oddballs.

If you were trying to sell it down the road to a a family and not to Homeroom or another investor that liked the layout, you would likely need to remove the co-living additions to make it more of a standard home.

However, if you don't know the layout here, it's best to get with those that do as properties change street by street and sometimes even on the same street.

The layout of the home was great, and we knew that it would work for years to come.
