Hey all,I have been listening to Bigger Pockets content for maybe 4 years and finally have removed myself from some side hustles, have the capital, and grew the...brains to start real estate investing.QUICK BIO:I am based in New Jersey, I work as a marketing/efficiency consultant, and have 2 avenues of real estate investing:Short-Term Rentals: I have 3 short-term rentals using my parents apts in NJ ( 1 of them just launched in Nov) for the past 2yrs near NYC (1 of them just launched in mid-Nov).

The questions I'm most interested in having answered: - What resources or frameworks were most helpful in structuring and launching your CRE fund?

If cash flow is what you are after, set up a coffee trailer, wash houses, sell digital assets, launch a Shopify store, set up ATMs, buy a title company, coin laundry, a party rental business a car body shop etc.. and then invest the cash flow in real estate! 

It's a work in progress though, right, as any intelligent pre-launch is. 

And last but not least, I want to launch at least one more MTR in 2025.  

He launched a small OZF to revitalize a vintage office building in a transitioning neighborhood.

In 2021, I successfully launched an Airbnb, thanks in large part to the amazing advice and support I received from this community.

Advice: Like others mentioned, I would launch as soon as possible despite business of the year. 

Is this where I am supposed to be announcing I am launching a "CD Success Legion" ?

The fact that BAM is launching a large fund to do just that makes a reasonable, experienced investor question their judgment.
