Note it often is not a result of significant NOI change (excluding some markets where a lot of new units have been added). 3 recent studies show it is cheaper to rent than own in virtually all of the largest US markets.  

I invest in small markets where the largest town has about 8000 people.

In our largest listing, we have a triplex with a total of 11 beds and 10 baths with each bedroom set up to be potentially rented by the room (electronic lock on each bedroom door, and most with a private bathroom).

He makes the point that SCI did not buy this park for redevelopment but instead is buying it to help conserve the available stock of mobile homes (the largest group of unsubsidized low income housing the US) for the future while making a nice profit for investors.  

I don't know if we can get anything back as there may not be much left in the LLC, but at least he should be held accountable and not keep doing this.I read  largest portion of this thread from start to finish. 

As the 3rd largest MSA in the country it's hard to generalize the Chicago market as it's actually over 100 different submarkets when counting the 78 communities in Chicago property and then adding in the various suburbs, including in and around Naperville. 

The largest site is about 1/2 way through building a second phase the size of the first phase.All within 10 miles of the power plant.In Commercial or industrial development, you would need both the track record of success and also the financing.

My largest concern based on the marketing package is the value add I can bring to the property, and the HOA fee's which aren't apparent in the marketing.
