Not only do they not repay funds, they claim we owe them additional funding for renovations that never actually happen. 

By the way, my company can likely finance your deal with 10% down on the purchase (90% LTV) and 100% financing of the renovations.

We just started managing 4 tiny homes on 1 lot with a shared pool and they are booking great at a rate commensurate with larger homes.   

I have heard it used different ways.I have used a version of gap funding where the hard money lender funds 85% of the flip (purchase + renovation) and the gap funder funds 10% of the deal.

Renovations are almost complete and will be looking to rent out a unit.

One marks up larger jobs, but won't say how much.

I see some larger single family homes in areas that appear to be zoned R2 that, at least from a physical perspective, seem like they could work for this.
