I bought a historical landmark building, switched some exterior light fixtures, and the preservation people at the building department made me rip them off and replace them.

I’ve financed several landmarks in the area and have a lot of experience structuring larger ($5M-$50M) debt deals, acquisitions, balance sheet recaps, etc. 

I'd also like to suggest you upload a profile pic of yourself (makes it more personal) If for some reason you don't want to use your own pic, maybe one of a local landmark, hobby, etc. 

Only you can figure that out based on your resources and comfort level.There is a landmark building on the square of Springfield 8 stories (I think) that was a department store when I was a kid that went on the block.

@John Landmark This is a common problem with condos - The HOA bylaws can restrict many things for the investor.  

Make it a point to meet Joel Ripmaster who is the Owner/Broker of Colorado Landmark Realtors in Boulder.

Peachtree Towers and The Landmark would be the two buildings with the brightest green light to attempt this.
