You just want to avoid unnecessarily bidding it higher.

Also, I am able to remotely control the temperature so not unnecessarily heating or cooling the house when nobody will be staying in it.  

My issue is that the outlet that the AC unit plugs into is a 220v and the only AC units I could find that still ran on 220v were unnecessarily powerful (and expensive) for the units. 

It is shocking how many landlords unnecessarily hand out money, when they could easily use threat of eviction to get them out.

The only time lead paint is an issue is when renovating because the dust can be ingested.

Hopefully you'd know that AC is not one of the conditions of habitability for a home in California and you'd tell your tenant that the repair person will be coming out the following day on Monday and save yourself from unnecessarily paying triple time.Lastly, since you mentioned clogged toilets, what if your tenant called you while you're on vacation and said his kid just flushed a toy down the toilet and now the toilet is clogged and he's demanding you call out a plumber immediately.
