You won’t own yours long enough if it’s a flip to have continued service but the last thing you want is to sell it and then the new owners suddenly have a roach infestation and they trash your reputation all over social media harming your ability to sell your next projects for top dollar.

I have experienced this in the past with a tenant that lived on the third floor, and their infestation ran down into the second and first floor apartments below, as well as the neighboring third floor apartment - and ALL were occupied.

This led me to looking at bank owned properties for around 10,000 to 15,000 however every single one (even though fixed up nicely each would only be worth 35,000-40,000) had something seriously wrong with it from mold infestation to a giant hole in the ceiling to literally being condemned due to foundation issues.
