In the years that I've represented primarily BUYERS, I find that there has been challenges navigating transactions where the seller is a For-Sale-By-Owner (FSBO) AND inexperienced in handling a real estate transaction.

But on a serious note, I do think wholesaling is my cup of tea and something I will definitely be giving a go.

Lower income tenants tend to live rough in properties.There is another topic from years ago on bullet proofing rentals for low income tenants that had some good nuggets in there to try.Not my cup of tea but hope it does amazing for you.

I would probably refi into a DSCR loan.Aside from a relatively inexperienced builder and the risk of a development that isn't "established" yet, what am I missing?
