Thats just incorrect if its owner occupied.

So not having complete financials will cost more in the long run.I had someone I worked with this year with only 1 property, and she had only done 1 or 2 things just a little incorrectly by not having a balance sheet.

Things that I think are obviously common sense are in fact completely incorrect.

The land was surveyed incorrectly.

Add in many/most jurisdictions are (I believe incorrectly applying the law) mandating the existing structure be rent controlled (assuming it is over 15 years old).The reality is virtually all RE investments will do better than adding an ADU.  

Given the general importance placed on cash flow, is my line of thinking incorrect and therefore should buy something cheaper or look more into duplex etc?
