The latter missed defects the visually impaired would detect.Obviously the more detailed the report the better it is for an investor/buyer but what agents (esp listing) hate is using that inspection as leverage to reduce the price (& it could become part of the disclosures).

That's a serious impairment.

A visually impaired person you want to be sure you have handrails that are easily used on entrances and stairwells.

The lender will depend on the appraisal for identifying impairments.

These you hold after you have built enough seed capital and it will not impair your capacity to rehab.  

Most will have some impairment that needs to be corrected (e.g. new kitchen in the above case.)A broker will feed you MLS listings and that (IMO) is not where you find >>1% deals in a seller's market.

One country sets the minimum as 3 years with impaired rights of eviction during the winter (it is cold out so a tenant hardship even if they are not paying rent to the landlord).Transfer taxes. 4% to 10% tax on the transfer is not all that uncommon in some countries.A & B money.
