Just have your lawyer contact them- they have no legal right to withhold funds or documents, those are your property.

Therefore you (which includes yourself, your lawyer, and possibly the title company) surely demanded a payoff letter from the bank before a closing date could be set.

Mike, I’m not a lawyer but how it was explained to me is the current structure adds one more layer of protection in case of lawsuit.

It is also easily mitigated which is why you don't hear much about it.If you want to go deeper into what the media and trial lawyers would have you believe are dangerous, you should test for mold.  

If you can find these all day you should quit being a lawyer and become a commercial broker, because this property is worth way more than 2.1MM.

Since I'm not a lawyer, there might be a specific reason, depending on your situation, why that might be useful.On the other hand, I've seen crazy large structures for small portfolios, and there are many attorneys willing to charge you for the help of setting them up.

Cannot confirm as of yet.Not sure the best route, thinking I should consult with a RE lawyer, and talk to the city tax office if I can 't get a hold of the owner before the property goes into the 5 year delinquency.Thanks!
