My father even brought me along to ask for private money lending at peoples homes. 005 bought my first home in Louisiana, turned into a rental and moved to Fort Worth Texas and bought my first brand new duplex in 2008.Educated myself and bought real estate investment courses and settled on Armando Montelongo‘s flip this house completed that course and bought my first 2 fix and flip in 2009 sold one in 2009I did not farewell during the housing market crash, simultaneously lost my job due to the Event Horizon oilfield disaster.My lovely wife and I now purchase real estate in San Jose Del Cabo Mexico with our cash and build with our money as well.

I am thinking over a 30-40 year time horizon, the nicer system will require less maintenance and also last 3-5 more years, so would end up being the cheaper option in the long run.

My gut tells me that Texas, particularly Austin and Houston, could be where the next wave of growth and expansion occurs, mainly driven by strong business and job creation trends.Here’s what I’m looking for in my US investments:Free-standing houses with a good land component, at least 3 bedrooms and 2 bathrooms, and in well-maintained condition.Yielding over 6%, with a slight cash flow positive outcome, while also offering medium-term capital appreciation potential.Holding for at least 5 years or more, with a view towards steady growth.The long-term goal is financial independence, reducing reliance on salary-based income, and building assets during this accumulation phase.Debt reduction is on the horizon—looking to consolidate and start winding down debt within the next 7 years.If anyone has experience investing in the Texas real estate market or any tips on navigating US property investments, feel free to share your thoughts!

Obviously, dont put an unqualified person in there, but with record credit card debt in America, and a worsening recession on the horizon, one can expect much worse credit scores across the board vs 5 years ago.I have struggled to place tenants in my properties before, and have fixed the issue by adjusting my screening parameters.
