It has been a dream of mine to own and operate a grocery store since the first time I went to Shady Maple Supermarket in Lancaster, PA.

I would venture to say very few landlords correctly hold their deposits based on local landlord/tenant law but as long as the money doesn't walk away and is not wrongly withheld from tenants its highly unlikely wrongfully storing the funds will become problematic.

In a simple way: you wouldn't go to the store and buy $100 in cash for $150.

Go to a thrift store and see what they have.

Again, the BiggerPockets store has some books on this topic, or you can learn about it by watching podcasts, reading blogs, and interacting on the forum.

But, even if someone was I would imagine the financing terms you can get a mid level furniture store would be much better then a hard money loan anyway. 

We have a VA so she does all the tagging and I ask her to export it from Baselane, into excel, then I review it and give comments.Going Digital: Scanning and storing my receipts in real time saves me from searching for that one $17 plumbing supply receipt.

For example, my appliance store gives me a 10% discount, so I charge a 5% markup to my owners to make a little money and the owner still saves 5% from retail.
