So first, it's the decision; is this something serious, or are we just messing around and randomly showing up at the gym here n there to play around until bored. 

John Webster it appears to me that the reason the guru lessons work is for the same reasons expensive gym memberships do because of the work put in.

personally I want to add 1 bed and 1 full bath and make a large, finished gym. but should I add another bedroom and have no gym?

I'm working up a business plan now would love some more thoughts and opinions.1) Who give grants for this kind of thing2) I have checked with zoning, I'm thinking about doing something like a Affordable daycare, Offices for Native American Council (Building does have cultural significance), Grounds for Pow Wows and redo the gym in there for community event. 

My thinking is that since the basement is an illegal unit, we'd put in the lease that the garden can be used for rec space/gym/office space but not as bedrooms, no one should live there/sleep there. 

Some of our highest priced neighborhoods in Milwaukee (single family over a million) are 100 year old homes, clearly class A.Co-Star has a different rating system using 1 to 5 stars based on building criteria, for example does the building have a gym and a concierge.

Would it be worth it to offer a gym membership as an amenity? 

Some ideas we had were:- daycare - gym- breweryBasically the people that are renting it now are leaving and we want to put something there that can generate more cash flow.

To me it’s the difference of going to the gym by yourself or doing a group class or using a trainer -- you’re going to get a work out either way, but the group class or trainer - all you have to do is get yourself to the gym and be ready to work.Once again there will be a post on my deals to explain how they worked, stay tuned!
