They will be able to guide you through setting up financing, creating an investment plan, getting subs set up, and creating an execution plan.A good investor focused Realtor should be able to guide you on what markets you can afford, help you focus on your personal risk tolerance, and find a property that fits your skill set and financial goals.The more educated you are as an investor the better, but the right Realtor is going to unlock a wealth of information that is going to super charge your knowledge of investing, and help expediate your plan. 

For FHA, the underwriting guide says 75% of the lesser of A.) the leases/rental agreement or B.) the appraisal comp rent schedule.

In having substantial experience as an investor, where these projects are second nature, I'm making it a priority to partner with buyers to guide them through the process.

Rentometer is another good website for finding rents, but it can be inaccurate if there is a lot of condos in the area.Another strategy would be to partner with an agent that has done it and have them guide you.  

Having an Architect on board to guide you through the process can be invaluable and save you cost, frustration and trial/errors situations.

Great tools out there to evaluate the density of rentals, houses sold/for sale like Zillow and Redfin can give you a great perspective on these and help guide your decisions!
