Interest income is interest income, unless you decided to roll some of the current cash into a self directed IRA at which point your interest income would be deferred for a later time and allow your funds to grow tax free.

Interest rates are lower, say 3% but downpayment may be 50%.Belize-  we built and own property there.  

Most of the US real estate market has seen inventory continue to rise with a lot of relisting and stale dated listings, but Valdosta seems to be a “Great White Buffalo” (if you get the movie reference).

Assume all are at a 3% interest rate. 

Here's the breakdown:Financing: We used a seller carry deal with 25% down ($100k), a 30-year term (balloon in 10 years), and a 4.68% interest rate.

I would say anyone who has done 5 flips is experienced and that success rate should be closer to 90% and up.

That gives you a great advantage to the lending investors are getting here in the states with the much lower interest rates. 

B class will be basically break even maybe slightly positive cash flow on a good deal with your typical 20% down payment and financing the rest with todays interest rates.
