One of the challenges with this string is that it is clubbing together two VERY different companies.

Like Agents who say they are in the million dollar club.. well when houses were 50k each that was something you know 30 plus years ago..

I was in a similar position a few years ago, but fortunately got married and our combined incomes helped us qualify for a larger house hack.We're on our second one in NOVA, Alexandria to be exact, and instead of rent by the room, we are renting out our walkout basement on Airbnb to monthly guests.That said, we have a number of friends doing well with rent by the room across NOVA, though they're purchasing homes with 5+ rooms or finding homes that can be renovated to include that setup.I'd recommend attending meetups such as the one I cohost, NOVA REI or Cashflow Breakfast Club or any of the others to meet those who are house hacking.

I always discuss investments with others in an investor club because other people might think of things that I might miss.

I've been hearing a lot of people re-fi'ing 3 mos after purchase.....at Brew City REI Club's last event, a lender said he could re-fi off appraised the day after purchase but you'd have to show that you did repairs. 

They may easily discover the clubs, investors/end buyers themselves and just sell their property to a highest bidder without sharing proceeds with a wholesaler.
