One of my favorite authors, Nicholas Nassim Taleb, sold me on the concept of Skin in the Game and holding all pundits accountable for prior predictions, myself included. 

They have more skin in the game then you do.Make sure you get clear title.

Sometimes they don’t like that because you don’t have skin in the game.As for advantages to the seller - are you going to pay them more for the property, that would be a perk that I offer in addition to making a little extra on interest for the duration of the loan.

We don't know you, we have no idea how you act under pressure, how much hair a sec8 tenant will have you pulling out or how thick you skin is.

They told me they never trained for that, just reacted to save their own skin. 

How come you don't see the excitement you could have, of asking yourself all those questions at your desktop, if only you had some skin in the game?

Most seller finance notes have interest rates in the 9-10%+ range.Also, 5% down is very little skin in the game for the borrower.

This is recognized by financial planners, bankers and other experts from coast-to-coast as a valid strategy where it meets the consumer's need.I don't take ANYONE at their word because of their age, sheep skins or experience. 

Alternatively i could go for being a real estate broker and try to get experience in actual real estate without putting too much of my own skin in the game.
