I think the idea of starting fresh financially, as soon as possible, would eliminate a lot of stress.

This is really fun "Hunting" for both the market and the deal once you get started. 

Things that could get in the way im putting out there now to make sure no surprises after someone does the work to get me quotes- New York State - Appraisal will barely be past 100k if that- 98% of my income comes from my rental portfolio (thats a new fun rule (to me) I just learned about)- Prefer something without a ton of fees and such.

Fun Fact: All the clients we picked up in 2024 became a super host. 

These guys are having fun because there are a lot of scammers and gurus out there selling LLC creation services and Wyoming Trusts and Cook Islands Trusts and if you believe all that b.s. you will end up needing to cash out refinance soon in order to access that equity in order to pay for all their services plus an accountant to keep track of the mess.

But, it may not offer the ROI as other locales, and it may not be "fun" like buying in a favorite vacation spot.2 - The highest ROI folks - Self explanatory, will go where ROI is high and/or regulation low.3 - The second home/retirement minded - These people are looking for minimal ROI but want the house in a specific location because they like to use the property and want it to pay for itself.

It's not as big as New Britain, Hartford, and New Haven, but it does have a great little main st with restaurants, and the walkability that young people like, while being centrally located for people who want to get around the state for work or fun.

Giving something fresh to the bathrooms rather than just matching the kitchen cabinets really gives the space a custom feel.2.
