Why do you think purchase contracts are so long and have such small print?

Brother B could be convinced to see things my way but has had some financial strains lately so it might be an uphill battle. 5)My mom is in memory care and did not do any end-of-life planning so my brothers and I are footing the cost of her care.

The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

I would say it's more of a scam to offer a seller <70% on a property that needs $5k in material repairs  and flip it for 125% without stepping foot in the property.

In regard to the best interest rates, the market is pretty fragmented so it's best to check around wherever you are looking to establish your foot print. 

Most of the private lenders we deal with don’t require appraisals, never set foot on any of the properties they finance for us and, best of all, often finance 100% of the purchase price and renovations.

I read the fine print and found that the 90 day guarantee and how to get the $1,000 invested back involves actually sending him 2 qualifying deals.

I completed this a few months back but never got anything to prove it (other than the screen print showing filing successful) so I've been a bit worried by it.
