This was done to maintain favorable interest rates and to keep the mortgage company and HOA happy because neither is fond of LLC's.  

I saw them quite thoroughly and loudly, as my biased memory fondly recalls in these bleak later years...On a related matter, this one time, I had the cops toss a doctor out of one of my properties.

My wife and I are looking at properties in the Fox Valley area from Appleton down to Fond du Lac. 

I fondly remember my hours spent reading over a hundred pages of the Florida tax code to figure out their system...that's the depth of knowledge you'll need in order to even attempt to accurately forecast future property taxes. 

We lived in Memphis from 2009-2011 and remember it fondly. 

Personally fond of the Roth and the life insurance for liquidity, have both myself.

So, I'm a new poster here, but have worked in the mortgage industry for the past 18 years, as well as pursued my own RE investments (good and bad)... to previous points in the thread, I've always been fond of the thought that, after 2008, "Closing loans is a team sport"...it takes many hands to make a deal work in and around the actual loan.
