I'm looking to stay away from fixer upper BUT I'm ok with general repairs and small work like paint and flooring.

The real design is in the site planning, scientific floor plan and the bones and meat that's underneath the skin of the house that actually makes the house comfortable to live in. 

Renovations were mostly cosmetic but included a new roof, windows, siding, front and back porch and patio, new flooring, paint, kitchen, bathrooms, fixtures.

Now after long term tenant it needs new carpet/flooring, paint, bath vanity.

Both tenants just moved out.I just got a bid to correct the foundation the right way by the most reputable company I could find (full underpinning, 60+ piers) ~$65k, plus costs of repairing drywall, paint, vacancy, and new flooring.

We looked at both single ramp systems where you drive up to the second floor and also multistory.

I would just excavate a few 2'x2'x2' (or larger if possible) spot footings, w rebar and Simpson hardware,under the house (you will want to take up the floor to make this easier to do).

Things like the real hardwood floors, claw foot bathtub, and stylish kitchen.
