This takes care of collections and filters tenants to a large degree.

I do agree that a filtering system does need to be in place to weed out people pretending to be something they are not.

Their filter is way to strong as well as you cant say if a property is not accepting section 8 and can't use the word glass.  

My only hurdle is the fact that I don't know the Real Estate Investing industry that well, so I don't know where or how to find the right documents for my wholesaling transactions.I've began generating pre-foreclosure leads, which I am able to filter out just ones with high equity, owner occupied, and no auction date, yet.

Had someone in mind who I thought would be great but he wants to add fees that I feel are unfair including $200 admin fee (on top of credit report fees) and mandatory 41.45 monthly for enrollment in their program which includes rental insurance and hvac filters, identity ins, and a few other little things.I've managed to keep costs pretty low for my tenants but realize I've been cheating myself. one is buying. 

They also have a good understanding of different lenders' appetites, and thus can save time by filtering out lenders that won't be competitive. 

The app will not filter out which leads do not have pictures, leaving me having to manually change the type of postcard to one without an image for a large amount of leads.
