Why wouldn't you register a fictitious business name (or multiple names) in the city the property is in? 

Lender - has to be licenced to lend in the state where the property is located in - You will likely get better customer service/lower fees if you go to a small lender in the area where the property is located in.Attorney - Each state/cities' law's are different.

You live in a state that feels prostitution and kids playing doctor are at least Tier 2 sex offenders and mark their drivers licences. 

I don't need a license to sell a property but I believe the licence is useful when looking at properties, though I'm planing on buying at the auctions.

I may have an opportunity to attain a commercial pilot's licence at a fraction of the normal cost (It would still cost me everything I've saved) by learning from a friend in Texas.

With a PM company I can expense much more than just managing the properties personally, and you don't need to be licenced to manage your own properties with a company.I don't know what the magic number is for when to get an accountant or when to start a company, but I just don't see enough entries being required for 2 already up and running properties.

I am forming a team/business partner to start on real estate investing, and I want to ask if we need to get some kind of formal business licence such as an LLC...or we can just do it in personal/individual level? 

I totally forgot to mention that you'll have to pay yourself a reasonable salary from a weird fictitious business that has no purpose other than to dodge taxes.
