Uncle Fester? 

We want to help widowed Aunt Tilly, living in genteel poverty, not Donald Trump or Uncle Fester, whose extra “coin” means the difference between two months a year in Cancun and three.  

Agreed with @Andrew Bosco  - you can't let these actions fester.

Torn out drywall, open bags of garbage festering on the floor, several mattresses and soiled furniture piled up on the porch and in the living room.

They can nip problems in the bud instead of letting them fester for seven years.

Whole side of that industry is just a festering pit of scumbaggery.

If you let the mold(or problem) fester, then you will be responsible in the court's eye.  

Tenants bounce around in these areas like rolling stones... you can get lucky.. but generally they just Stay in a place they don't live.. and when you have moved 30 to 60 times in your short life.. there is no trama with moving like many folks would think3. areas unless some Major reno is coming LIKE big time developers .. the areas just fester and get worse with age..

There could be a big repair item festering behind the walls that you couldn't see during the due diligence that could bite you.5.

Ultimately if that fails, don't let any negative feelings fester.
