I know the 20yr city development plans, I know of the waste water treatment facilities that are wrapping up approvals and have not even broke ground yet and exactly how many w/s laterals will be approved with such.

Hey Derek, not sure if I'm qualified enough to answer this, as it sounds like you are trying to commercially lease to a bigger box assisted living facility/company, but you could consider:- Leaving the residential as residential, subdividing, and building to suit residential assisted living homes.

thats my  though  as this sounds like a great deal in more ways than just storage facility income vis a vi using the other building to anchor your new build bizz

But the facility is obsolete so that no self pay patient or insured patient would live there.  

@Brett Deas  They are not forced to fill in facility and sometimes location is where they are not where they are going.

I don't have experience with renting to a sober living company, but I assume that they make a killing.These sober living and assisted living facilities are always showing up on Loopnet advertised at a cap rate of anywhere from 8-25% (not exaggerating... there are several in my area right now with a ~20% advertised cap rate)With returns like this, I can only assume that these types of properties are very high maintenance and labor intensive.You're not looking to be the business manager though, you are just looking to be the landlord who leases to the company who runs one of these lucrative operations.
