Not saying it's impossible, but the faster you want/need it to happen, the more risk you'll expose yourself to to get there.The massive elephant in the room is: What amount of income do you need to replace? 

Prior to losing the home in foreclosure the previous owner had retaliated against the lender by cutting out most of the exposed electrical wiring and removing the heat and air units from the property. 

A lot of people travel with pets so charging an extra fee can make up for potential damage plus you expose your property to a broader market that can help with bookings.

They excavate the sewer main for their tie in, while exposed they cut my active line and capped it. 

If the investor loses money, all parties need to be exposed. 

Should you run into an issue with said tenant and need to evict or should city know you placed them in there, you expose yourself to potential fines. 

Many of their sites have materials missing or have unfinished work with materials being exposed to weather past acceptable time spans.

The Gator method is apparently one technique that may have some flaws that have been exposed here but may also be just the motivator for some people who would not otherwise even have taken a chance to get involved in real estate "investment."
