If their deposit is $1000, offer them $2000 if they can get out in 30 days, $1000 if they get out in 60 days, and nothing other than their usual deposit dispensation if they take the full 90 days.

. $350,000 at a 15-16% (projected) cap rate with room to expand the net a few ways (storage units, coin laundry, coin laundry detergent dispenser, delete the cable that is included in their rent *never heard of that one*, possibly a soda and candy machine in the laundry area since there is no convenience stores nearby etc); With all of these changes I'm hoping to push it to a 18-19% cap rate.

Oh my goodness, there's a ton of wholesalers now and you can literally get a really nice double door with water dispenser fridge +stove+mircrowave+dishwasher stainless steel+ wahser and dryer in under 2k.
