The good thing about it is that it's quick and convenient for both yourself and the lender, the disadvantage could be that it might impact/increase your DTI if the appraisal came back lower than your actual current rent being received.

The disadvantages in my opinion are the meeting and greeting and cleaning up after people. there is more management involved and what would happen to your profits if you hired the duty out?

The only disadvantage would be that you would most likely not be able to get financing for this property, but if you have the cash to invest, it should work out very well for you. 

The disadvantage is that the indoor units are a bit large but if you place them nicely they'll blend in to any room.Another advantage is the upfront costs are much less than a traditional AC system.
