If you measure the exterior dimensions you will come up with a different amount than if you measure the internal dimensions.

Not sure about the dimensions, but complete work could take 2 to 4 days depending on the help you get and you may bring down the cost to a half or even less.  

We don't have the dimensions, know where any electric or gas lines are, if there is an exhaust fan, etc.

Just so you know though this one has a 1.5% commission so you will be responsible for paying the other 1.5% at closing to cover the difference"Buyer: "Never mind, lets go look at that other one on Elm Hallow"As far as using a flat fee service they really just send you a form to fill out with your sq footage, number of rooms, dimensions of rooms, taxes, a contract for listing.

I could also add a corner just for the HVAC area off of the laundry room dimensions. 

If you do not want to hire an architect, at a minimum, you need to sketch out the whole property, floor by floor with dimensions.
