as @Marcus Auerbach alluded to, out of state / remote / out of country investing is difficult... do you have everything else lined up?

We're currently living in Idaho so attendance will be difficult in the near future but we'll have to plan a trip to Sac or make sure to attend a meeting when we move! 

Taking a 15 year mortgage will hemorrhage your debt to income ratio and make it difficult to qualify for more home purchases in the future.
