These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).

When my contractor went without me they kept him waiting over 2 hours then told him something completely inaccurate and they take no accountability for how they can literally destroy peoples lives and finances.

Some lenders may also want to see law and ordinance coverage in your insurance and perhaps a rebuild letter from the city stating that the property could be rebuilt as a residential 4plex if destroyed.

After the fire in 2016 damaged or destroyed more than 2,000 buildings, 16,000 acres, with 16 lives lost, I think they are trying to be better about enforcement.

I think it is very unlikely if at any time soon that the state allows a jurisdiction to require the removal of safe unpermitted units (it likely would mean the end of the housing crisis).A legal ADU is worth more and will be easier to get rebuilt if destroyed.
