You are correct about that, but that's usually a computation and decision that an investor makes after a couple single-family homes or small multis.

I doubt most people even know that at one time, you could of "created" your own bitcoins & litecoins out of computing power magic.

Maybe "a friend" used your computer and impacted the algorithm...

Long before you NEW investors with computers and the WHOLESALING of homes became popular.

Alternatively if you feel confident in the higher value, I would ask if the lender is open to doing an independent appraisal ordered by an AMC instead of a desktop one. 

Also, these were put into business by and before 2022.There are also desktop / modeling study options that aren’t DIY and are still done by engineers

Based on the value of a property you can likely get away with a inexpensive desk top study such as condos and you will require a more comprehensive engineering study for larger properties like a 4plex.Desktop / modeling options are sometimes good for smaller residential like you mention. 

I wasn't really thrilled being forced to quickbooks online from desktop so I would like a different software for bookkeeping but need to retain my mortgage bank too.
